Landlord Registration Is Coming
What Bournemouth and Poole Landlords Need Ready by 14 November 2027
The Government’s new Private Rented Sector Database is being introduced region by region. Landlords will need to register each in-scope rental property and keep the information current.
For properties in Bournemouth, Poole and Dorset, the key date is:
SOUTH WEST REGISTRATION WINDOW
- Registration opens: 15 August 2027
- Final deadline: Midnight on 14 November 2027
- Fee: £65 per property, per year
- Renewal: Required annually
The database is scheduled to begin rolling out from 15 December 2026, starting with landlords and local councils in the West Midlands. Each region will then have a three-month registration window.
The South West registration period covers Bournemouth, Poole and Dorset.
WHERE THE PROPERTY IS LOCATED MATTERS
Registration is based on the location of the rental property, not the landlord’s home address.
This means:
- A landlord living outside Dorset must still register a property in Bournemouth or Poole.
- A landlord with properties in different areas may need to follow different regional registration arrangements.
- Each rental property must be registered separately.
The annual fee is £65 per property, payable when the property is registered and again at yearly renewal.
WHAT LANDLORDS WILL NEED READY
The registration process will require landlords to provide property and compliance information. With this in mind, it is sensible to organise the following records before the South West window opens.
Property details
Prepare accurate information for each rental property, including:
- Full property address
- Property type
- Number of bedrooms
- Current tenancy information
- Details of any other relevant property arrangements
Safety and compliance records
Landlords should also have current safety and compliance information available, such as:
- Gas safety records, where applicable
- Electrical safety information
- Energy Performance Certificate details
- Relevant licence information
- Other certificates or documents connected with the property
Landlord details
The database will also require landlord information. This may include:
- Name and contact details
- Address
- Ownership details
- Details of any appointed letting or managing agent
Information must be kept up to date. Changes to the property, landlord details or compliance documents should be recorded as part of the normal management process.
WHY REGISTRATION SHOULD NOT BE LEFT UNTIL THE DEADLINE
A landlord who has not registered will not be able to use the court system to regain possession of their property.
This makes registration more than an administrative task. It will form part of the evidence that the landlord is meeting the required responsibilities for the property.
Leaving preparation until November 2027 could also create avoidable problems, particularly where:
- Certificates have expired
- Property records are incomplete
- Ownership or contact details have changed
- Several properties need to be registered
- Documents are held in different places
Organised records will make the process more straightforward.
WHAT TO DO NEXT
1. List every property
Create one record for each property currently being let in Bournemouth, Poole or the surrounding Dorset area.
2. Check your certificates
Review expiry dates and arrange any required renewals before registration opens.
3. Confirm your property details
Check that addresses, property types, bedroom numbers and landlord information are accurate.
4. Set a reminder
The South West registration window opens on 15 August 2027 and closes at midnight on 14 November 2027.
